As an agent that works with OOS investors frequently I prefer they come into town at least during the inspection period.

You don't have to have water & sewer lines in the ground to approach a homebuilder company but you will have to have lots and layout drawn to get any type of commitment.

But what I never see addressed are the secondary violations that uneducated Subject To investors inevitably commit.

You also tend to get more frequent and better feedback than with an STR, if you treat your residents well.The last quadrant, unnecessary but not obviously so, is usually as a result of either converting an STR to an MTR or from remodeling above the standard needed.

The great thing about living in a high cost of living area is that your salary / wages are hopefully also very high.If you are a new college grad, I would focus the next 1-3 years on increasing your salary as much as possible(gain new skills, new certifications, change employers, etc).Once you make more money, you can easily get in a position to buy a property on a more frequent basis.Best of luck!

There are also deals that can be find on jud.ct.gov for foreclosure auctions but those rarely work out because the people usually owe more than the property is worth or they get cancelled and postponed frequently.

Before you commit any more money, make sure you ask a lot of questions. 

Yes, there are times they do win and make money, but not on a frequent bases in my experience.
