Hey @Chi Lo - I actually have a video on my YouTube page about this (lookup ClosedByMo on YouTube).Regarding walls being damp and waterproofed, it means there needs to be waterproofing on the basement retainer walls (this is something you can do post-construction and the contractors would need to dig around the house exposing the basement/foundation to apply the waterproofing). 

It sounds like you’ve set a strong foundation for your real estate investing journey, especially with the time you’ve spent educating yourself.

There are people that do flipping in other states while they live in another state from the projects and they are successful, but they have built a team while doing it. 

To permanently affix a mobile home to the ground requires a foundation - just “tying” it down doesn’t qualify.

If you have a building background, I would work with an architect and build some unique places that are stick built to hold the equity value better.

If you’ve got strong tenant demand, proximity to top employers, or even access to public transit, you’re laying a solid foundation.
