If you've lived in your town or city for 5 or 10 or 20 years, you will know things about it I can never know and thus you have a distinct advantage over me when it comes to investing - you know what a good price is, what a bad neighborhood is, what house looks good on paper but is underneath the airport flight path, and so on.

I come from Europe too, and I know it can be overwhelming when you look at the real estate market in a new country and with completely different building technics ( sticks instead of bricks), but is not as bad when you have the right team in place.

But be careful with houses in that range in Birmingham, some areas can be pretty bad (C- and D areas) and can change by street or block, also to rehab a house at that price for $25k will be pretty difficult.
