I was just there this weekend for their FibARK festival, highly recommended you check it out some time, a super fun weekend.Buena Vista, 35 minutes North of Salida is less expensive and they have an excellent trail network and river access like Salida.

It used to be look for where the investment money is going, look for where the jobs are but now with remote working becoming more widespread it has altered to reflect this shift and is more evenly balanced between the location of jobs and the location of talent - as in - the talent that a company wants to attract will live in a desirable location - one that has culture, amenities, good restaurants, galleries, cafe's, festivals etc.

You will need 100% occupancy in the peak season, you will need very high weekend occupancy during the shoulder season (March April May September October) which is when we hold a lot of weekend festivals and concerts.

In order to be year round successful (my opinion) you’d need to appeal to the skiers in winter, festival junkies, peepers, HITS, the rest of the the year and yet be close enough to amenities where people can go out into a decent town.
