I have no idea who to follow guidance from and don’t want to get burned. 

Either way far more cost effective than hiring a VA to skip trace which I did a few times and burned a hole in my wallet.

I have not a burned house, no insurance, nobody wants to tell me anything, still under investigation, and the ENO insurance company hasn't called me back in to weeks.  

So maybe that's stacking savings, maybe paying down debt, improving FICO, or maybe it's raising capital, whatever, the details don't matter because there is 101 flavors out there, all that matters is what is your 1-Thing NOW, do that, THAT alone, with fanatical focus like a fat-boy on cake!

The tenant's not going to put door putty and paint on and end up in a coma or burn the house down.Let them do what they are going to do.

They get no sympathy from me if they crash and burn.

A SFH will be bad if it's vacant which means no money coming in and you have to burn money just keep keep the property.
