There's an axiom in Engineering that says one problem doesn't cause a failure, but combine a series of problems, and failure almost becomes inevitable.

Even though it's been standing for 30 yrs or so, it's one major flood or major erosion event from some major structural failure in my opinion, especially being so close to a body of water.

Most of the time, to purchase their builds, you have no choice but to use their recommended vendors, setting you up for failure from the start.

Criticizing others for their failure to do the same provides them self-justification for their confirmation bias.This is a common behavior pattern to justify many debatable decisions people make in life.

I almost wonder if this question is a plant of some sort just to gauge the types of responses it would generate, so I'll take the bait in the even that this is a bot or troll (full disclosure, my career is not in any way related to the success or failure of the RE market).

This should simplify your approach and help you avoid legal issues for failure to perform under the contract.

These include (but are not limited to);a. a drop dead date for her to refinance and take you off the mortgage (5 years, whatever);b. trigger events for her to refinance regardless of date (birth of child, remarriage, failure to maintain the house physically, cease using house as primary residence, failure to pay insurance or property taxes, no "subject to" sales and etc., etc).and no doubt a host of other things.Then there's your remedy if she fails to keep her end of the bargain, including who gets appreciation, right to possess or maintain, etc.Your credit score is far down the list of concerns

Property management Company is demanding 1 month rent for failure to give 45 day notice of non renewal of lease plus 60 day rental fee for time for finding tenant.
