I haven't marketed to students (yet), but one thing that I have seen in both places is an explosion of new townhome/condos, all pretty high-end with all the bells and whistles.

"Slumlord property" means residential rental property that has deteriorated or is in a state of disrepair and that manifests one or more of the following conditions that are a danger to the health or safety of the public:Structurally unsound exterior surfaces, roof, walls, doors, floors, stairwells, porches or railings.Lack of potable water, adequate sanitation facilities, adequate water or waste pipe connections.Hazardous electrical systems or gas connections.Lack of safe, rapid egress.Accumulation of human or animal waste, medical or biological waste, gaseous or combustible materials, dangerous or corrosive liquids, flammable or explosive materials or drug paraphernalia."

That theory might actually stop working with the recent explosion in the homeless population in most of the big cities, especially on the West Coast where you can camp out under the highway bridge and not freeze to death.Yes, they need a place to stay, but apparently the sidewalk in front of your business can be perfectly suitable.

Massive infrastructure projects enable the explosive growth north of the city. 

It does look like during the last 7-10 years there have been an explosion of the new players in the field. 

I starte 10 years ago so don’t know much about the explosion of properties in the southwest.I’m mostly north of 95, west of 15.

I am deeply concerned that more areas will see sudden explosions of homelessness.

@Alia Ali I cant speak to the market since I'm not an REI yet but I can say there has been a population explosion since I moved here which I can only imagine is good for the real estate market.

That one wasn't near as damaging as the man that set himself on fire inside a unit a few years later, or the guy that blew up his unit and three more in a gas explosion before that (crazy guy actually lived), but I still remember how much each one cost me...I wish I would've had a plan before they all happened.Good luck...

An explosion as your picture isn't exactly emitting truthfulness and reliability for others.
