Does the LLC legally own the property that was purchased? 

The only two ways to rectify this are (1) purchase the property far below market price or (2) significantly increase the property net income usually through some method of “repositioning”. 

Purchase price: $900,000 Cash invested: $15,000 6BB/3.5Bath 4000sf on 3.4 acres near several wedding venues.

Any amount you purchase less than you sell, or any amount of cash you take out is considered to be profit. 

I have not every purchased property in Canada, but my wife is Canadian and I've seen some of the issues her family has had to deal with.  

My first multifamily purchase was my 34th acquisition and my first multifamily syndication was my 103rd acquisition (and wasn't my second multifamily purchase, either).

If it's a fixer upper you would account for the rehab and purchase price then compare against the ARV.

If there isn’t significant equity capture at this purchase price, and it’s not in a great location, this would be a pass for me.

They could enjoy use of your land that way.

I have a couple of buyers that will purchase without due diligence.
