So, in general, wholesaling through contract assignment is really an in-elegant and suspect method of REI that has been exploited by folks with no class for far too long....enough said...In all seriousness, I am striving to become an investor in the truest sense of the word.

He needed the money to move and a 1/3 payout upfront followed by 2/3 later seems like a much more elegant solution.

I'm sure there is a more elegant, and legal, way of doing this... so I'll have to look into it more.

I always despised those flippant little sections of finance texts that summarily discounted the value of IRR because it has more than one solution in some cases or isn't a perfectly elegant mathematical solution.

With upgrades and repairs, I just think: "new & working" as opposed to "elegant & beautiful". 

Pick a nice elegant looking shape/style the plays nicely with its intents of the French Mansard.
