Is it true Avail would be providing you access to their credit history? 

On balance I have made way, way more money from appreciation that I ever did from cash flow.To me the most important consideration is to always have money or access to money, never be forced to sell.

There has been a squatter living in it for about 3 years, that refuses access to anyone that I have sent out there to assess the property.Safeguard personnel stopped communication with me last year. 

My business has access to AppFolio, but it doesn't seem to communicate with the STR side of things. 

This would allow you to access some cash for other purposes ( Tax Free) because a refinance is not a taxable event.

I read on Lee Arnold system . com that joining the inner circle gives access to up to 100% financing on residential loans including Property Purchase Price + Closing Costs + Rehab Costs if that amount is 65% of the after repair value (ARV) as determined by a third party appraiser.  

I was able to get to the folders and access the appraisal.

They claim to charge in the "high 4 figures" - one web source says it's $4800 - to join their group and get access to their network and resources.
