They are going to put in a certain amount of work and their own money on marketing, photos, their overhead costs (agents are independent contractors who pay their own E&O and health insurance, income taxes, MLS dues, NAR dues, continuing ed requirements, etc., etc. all out of their commissions before they get to keep any $), their time, etc. then they also have to split anything they make with their brokerage. $4k would be losing money for me but again it sounds like a lower cost of living area.

And you are also confused, because the point doesn't have to be that the equity you access has to be redeployed at a cost exceeding that of accessing the equity - if that were the case, you would have to maintain a j-o-b or similar since accessing any of your investment assets for non-interest earning activities (such as buying groceries) would always be a loser.

Samantha Reeves,Thank you again for your replyHopefully if I run into this " Problem " with the property requiring $3,000 in repairs completed in order for it t pas the VA Loan standards , my Lender will o an Escrow  Holdback .But either way ( if I understand it correctly ) ...... whether I use an Escrow Hold Back or not, I will have to ay for the repairs out of my Own pocket, UNLESS the seller will pay for them ?
