I'm debating to just giving the buyer a discount or money back so that he can address these repairs after closing but I just thought if I did these repairs prior to closing, if that would benefit me tax wise.If I put in a new roof and add a new sewer pipe to the property would that have any tax advantages even though I am selling the property in the same year?

Especially since these losses may never become useful; it's debatable whether documenting prior losses with such returns is required; rules differ from state to state etc.Just like the rest of you, I want clarity, but I do not have it. 

If they try to argue/debate, simply say it isn't up for discussion. 

I will help them some along the way but they will have to figure out how to support themselves because even if I could (which is debatable if I will be able to) I won’t.
