you were going to have to replace it anyway so what’s the big deal. if I had to wait for a landlord to get around to repairing a fridge likely half  a***ed and jury rigged, or replace it when they felt like it, he’d be getting charged for all of my food that spoiled in the broken refrigerator and billed for every time I had to dine out until it was fixed. 

Even though I know how to do it myself, would find an attorney that can "cookie cutter" mortgage closings for a reasonable fee.Had someone try to sue us once over a private mortgage and only saving grace was an attorney prepared it, so it was all legit.

Looking at recently sold properties in the area for the same Bed, bath and sqft I’ve seen 75k for originalcookie cutter & up to 100k for really well upgraded homes. 

The money is the 10-18 lens ($300 more) and the lighting rigs.

I found mine and then applied the cookie cutter approach.
