The house rents for $1200 month currently and will be able to get $1600 if renovated (finish basement bathroom, new flooring and fixtures, mainly cosmetic).

You would want to wait on or expect to redo cosmetics, paint, carpet, etc.Keep in mind doing remodel work that it's like doing a flip your not doing it for your tastes but a large group of people.

You are correct hotel underwriting typically has vacancy built in for cosmetic updates but in this case it appears your improvements far exceed keeping the hotel rooms updated.

In that asset class you are depending on things to save you that are trending against it.That said if the 30k completes a partial done rehab it might make sense but if it's a purely cosmetic one I would sell it now close to as is.

Depends on how extensive the remodel work is, a cosmetic flip paint, trim, cabinets, vanities don't trigger permits here in WA state.
