Hard to say what's best and most cost effective without knowing the configuration and size of the units.

I'd say it's subpar to the surroundings  and the configuration of the lot, I think this house may have to maintain it's current footprint.  

It is definitely not a "set it and forget it" type of thing.You either need to commit at least a few hours a week to your SEO efforts (which includes link building, meta configuration, blogging, videos, etc, etc, etc) or hire a professional.  

The basic issues I would investigate include:What type, configuration, location and rent range do they recommend?

We are still in the configuring stage but if can get to do what we want, it will be a game changer for us. 

The home is unique in that it has a separate entrance to the basement and an easily configurable entrance to a great little studio area with a half bath.

Do you have details on the size & configuration of the property you consider acquiring?

Hi Collin,In addition to what others have already said about Zillow, there's no way in the world that Zillow's algorithm is taking into consideration the unique 2 homes / 3 units configuration of that property and doing accurate comps.Zillow is by no means a "starting point" unless your property is 100% vanilla for the neighborhood. 

Hope you understand that the 1/1 configuration has very limited appeal and will impact your marketability of the units.

It will likely be a duplex of two 2/1 (many more of these hit market than larger configurations) but with patience you can find a duplex that is 3/2, 3/1 for $460K.
