I’ve studied countless competitors (currently working thru 30+ competitors within the west coast market that I sell in). 

This includes trends in consumer behavior, technology adoption, and any industry-specific developments.Regulatory Environment:Be aware of the local regulatory environment and any recent changes in policies that may affect businesses.Competitive Landscape:Identify key competitors in the area and understand their market share.

(It will probably be negative given they are competitors but it would be worth hearing out.) 

There are a lot of full-blown property management software systems out there with accounting modals (Builduim, Doorloop, Rentred, to name a few) but they do a lot of other things besides accounting, bookkeeping, and taxes so not the same thing as QBO.QBO has a few cheaper competitors Stessa & Digb.com that are specifically set up out of the box for real estate investors (e.g. income/expenses categories are things you'd recognize like repairs, appraisal, etc.) and there is no need to set up a separate class for each of your properties since the portfolio already includes these.

My Airbnb is in a regulated urban area where my main competitors are hotels.

This doesn't mean it is impossible, it just means that you will need to find a way to stand out against your competitors.
