If you can access the wall cavity, adding rock wool (mineral wool) insulation will make a big impact by reducing vibrations and sound transfer.

Another one I wish I had taken earlier was to get involved with a boutique or specialized commercial broker. 

Real estate actually takes access to capital and/or credit. 

I kept find info about it being a scam and another thing that throw me off is on one of their videos there was this guy that I seen before on another Real Estate commercial.

And it sold for more because I was accessible and right there walking with them in their buying journey. 

If that's what you're really after I would start with the basics of what kind of bank loans either residential or commercial are available to you - not saying this is the best option, but it's a good place to start.
