You get paid when you CLOSE a sale as a broker/agent.

You magically get the seller to cover every single closing cost (A $12k gift, or a trick to get you to buy their problem.).

In my opinion (I'm definitely bias now, but invested here long before becoming an agent) people are still sleeping on the area with the proximity to Northern CA. 

My question is: when wholesaling, after finding a great deal, do you need real proof of funds to the get the property under contact or is there a way to get it under contract, find a buyer and complete a double closing/assign the right to sell without actually having the cash for the property? 

With $50K and a DSCR loan, your budget will likely cap at properties in the $150K-$170K range, depending on the closing costs and any repairs needed.

Be prepared to come in with additional cash to close due the the appraisal.
