I invest in Boise, ID and do quite a few BRRRRs, LTRs and STRs- varying degrees of success depending on how much equity we can force and the type of back end financing we can find, but the tax benefits are great and it's a rapidly growing market and Idaho is probably the most landlord friendly state in the nation. 

When I asked my agent about options to back out, he didn’t really offer any advice.

Eliminate debt, establish a budget, and save.

I’ve worked with a few tools for property intel, and while no service is 100% accurate, some options have stood out for specific use cases:BatchLeads: They offer a solid skip-tracing tool with good accuracy and detailed reports.

New agents may struggle with periods of no income while waiting for deals to close.Solution: Budget wisely, build a financial cushion, and prepare for slow months.

Anyone know of one?  State Farm just told me I have too many houses and have to move on. 

Not sure you really make more money.BRRRR would be interesting if you can find it.Flipping is competitive and brings in cash but not long term wealth.They all are great options, it just depends.

I am also interested in the MTR and LTR market as an option.

I'd budget 30k. framing labor in ohio is about $7-$8 per sq ft and materials about the same.

Also, research other areas where you can invest as a private money lender (fix and flip is just one option)...
