I did some calculations as an example.Interest $6000 = $1800 returnDepreciation (note 1) $4800 = $1440 returnRent cash flow = $1920.for a total of $5160/yearThis looks like enough to keep you from bleeding if it's going to be a rental.Note 1: If you depreciate, you will have to pay this back if you sell the property later on.

Here's my plan:- email all the agents and tell them my criteria, might get lucky here- scour craigslist and mls and make offers until my fingers bleed- don't know any reliable wholesalers but I want to add this to my deal sourcingAny other ideas?

My only suggestion is finding something on the bleeding edge of the developing area and hope the gentrifcation swings your way or become a community activist and make it swing your way.

If my ultimate buyer's goal is to own a salon with units (arghh) then thel opportunity could be to buy at big discount, stop the contractor bleeding, re-sell the property subject to the existing first and wrap it with a second after getting either a big down payment or other major skin-in-the-game consideration from the ultimate buyer.
