There is tons of opportunity here but it's really important not get caught up in the fools gold many out of state investors get caught up in.

But hunting for deals in the retail pond will provide less than desired results...unless of course the investor wants to pay near retail and bank on appreciate...which of course is fool's gold. 

If you know the market and if its desirable area that is like finding a pot of gold.

Banks or financial groups won’t do that outside their market.What you offer is gold.

Killeen is still a great market for rentals and flips, but not the same gold mine it was 10 years ago.
