I think the LLC also makes it easier to open a local bank account, which is convenient to pay utilities or other local bills or your property manager, etc.  

Ideally your cleaner should have enough other work so that doing your property is available in their schedule but not required for them to pay their bills.

Get a signed bill of sale including the furniture at closing for tax depreciation.Communication is key!
