I work with investor who find deals to cashflow day one, in markets that are growing both in population and jobs where the appreciation is obvious.By far the biggest step in REI is taking the first step and getting a REI.

We keep making those lists for the biggest rent decreases, highest vacancy, etc.

The bill for a roof on a $60,000 house is the same as a $500,000 house, however, the % of Revenue on each are vastly different. 

This plays into the affordability issues for tenants by allowing them to live in nicer neighborhoods for less money, yet I get monthly revenue comparable to short-term rentals.I have also shifted my focus to buying better.

My biggest focus right now is passive income.

My biggest struggle on my first purchase has been solid property management.

So to have the revenues to hire a GM, your gonna have to scale.

I can say from having taught classes on these loans that your contractor will be the biggest key to your success.
