I NEVER run my numbers by the 70% rule.The biggest beef I have with the 70% rule is that it lacks the risk factor in the calculation.

I think if it were me I would definitely want to beef up those columns on the portico - maybe that is something you are already thinking about.

In any rate, I would accept even 100% asking price in my case, but my beef is with more then 300%.

If it has oil, they often say no thanks and hang up.I also looked into propane, which while it is a gaseous product, it is NOT made from natural gas but is by product when distilling gasoline and therefore is an oil product.
