Not many, finding good tenants that pay on time is 90 percent of the battle.

Trying to make money through efficient construction is a losing battle. 

Also, new investors always want to use percentages, but a Rotorooter call is going to cost the same whether you are getting $500/mo or $2,000/mo, so using a flat percentage across all properties is a losing battle.

An individual owner, (often elderly) lacks the savvy, contacts, guts... and they fall into a soupy battle to reclaim the property.

That really is over half the battle!   

You may need to look into the laws and regulations on he property you are discussing before you have to enter a war battle with the city of Houston.

@Joshua Reed - the members that have responded so far are accurate - it can be tough to do deals in and immediately near NYC because of competition, amount of capital required, etc.I would suggest finding and area a bit further away where you can do deals and not have to battle so hard.

Even with a contract I think this could be made into a court battle if things go sour.
