Aside from D properties, and all of the headaches and time-demands that go with it, 30% CoC is astronomically high and not something I'm seeing ANYWHERE.

I've seen price estimates anywhere from $150 to $300 per sqft, but it's not really region specific, and this would be our first purchase in that market so I'm not familiar enough with how much the construction costs vary with what we see here (astronomically high for labor in DC).

Looking at the HDLC map we would fall just outside the Garden District areas regulations, which would hopefully make the process go more smoothly.I've seen price estimates anywhere from $150 to $300 per sqft, but it's not really region specific, and this would be our first purchase in that market so I'm not familiar enough with how much the construction costs vary with what we see here (astronomically high for labor in DC).

The neighborhood is certainly trending up price wise and feels like an area that will certainly significant growth as Bushwick/Bedstuy continue to be priced so astronomically.

I reviewed past auctions on the completed auctions list and some properties have gone for a steal and others have gone for an astronomical amount.I would only be willing to buy a property which is a well under market value.
