This property will not conform to most of the rules out there in BP, however I feel it works for me and my situation out here in Sacramento.I have had both the Wood destroying pest inspection (came back clean aside from a few dry rot locations which I already knew about), and a home inspection (also came back clean aside from some of the know issues before the inspection).I am hoping some of the other Sacramento Investors / Landlords @Al Williamson , @David Hutson , @Dennis Lanni  can give me some insight into the forms that you use for tenant screening, leases, and general info on what you do to get a rental up and running in our Sacramento Market.  

I found it interesting how both @Curt Bidwell and @Al Williamson, of 95 and 08, were from such ethical backgrounds and the extent to which it made their businesses and partnerships stronger. 

I am hoping to not have any costly surprises when my tenants vacate, but aren't we all :)Al Williamson- I like your challenge!

One guy I heard speak once (Al Williamson) bought beat up apartments and converted them to nice "C/B" class and "changed the neighborhood" by getting to know the people and scheduling block party events so residents got to know each other and would take pride in where they lived more. 

Hi @Amy Ahearn, I have to agree with @Jordan Williamson and the others that Facebook Marketplace, Craigslist and local Goodwills or similar second hand stores are a really good source, especially here in Fort Myers/Cape Coral.

@Al Williamson is holding one at the end of the month which should be a great event.  

If I were investing in middle TN, I'd be looking a lot at Williamson county - in particular, the city of Franklin - I think the potential there is outstanding

@Al Williamson continues to work very hard to grow his business and teach others how to do the same, and a big part of Martin's profits go to the team that he has so skillfully outsourced his business to.
