They meet all screening qualifications and I gave them a speech about how it has to remain two units (i.e. no knocking down of walls to make it one place, etc) but I was wondering if I should sign one lease with both units listed, or have them sign the lease twice, once for each unit of the duplex?

They would each make a payment that would total up to the amount of the rent.The speech I gave them when we started was, approximately, "I don't care how you split it up. 

Trusses are finally on, after rare rain in southern California, and now the house is ready to be "dried in".

I'm still very much a newbie and wanted to get some opinions on whether or not you would even consider a property that will most likely need an entire roof tearoff and possibly trusses replaced. 

My 'elevator speech' goes something like "We and our partners invest in and provide high quality rentals in the Sauk County area as long term investments".

Digital speech impediment I think. 

After Thanksgiving, we will have form boards set.I ordered the truss' today and am waiting for a wood package quote.
