I get the dreamers wanting to pay to get into development and I can see in some markets this would work were its not so intense to develop but in other markets ( and I am sure the Guru just takes your money and does not get into  market specifics) 99% of the folks buying this will never do  anything with it.. it takes decades to figure this out or U need to be with a BIG firm that has millions upon millions behind them..

Often, other investors are willing to share tips or even collaborate on data acquisition.• Hybrid Approaches:Some teams combine purchased lists with public records to cross-reference and validate information, which can improve call success rates.I’ve found that a bit of trial and error is often necessary to identify the right mix for your market and team size.

If there is someone's busines model you aspire to, see what they are doing.

Also, the turnover will be much lower, but maintenance costs might shift too, so it's good to plan for that.Happy to connect if you need more tips!
