Here is a rule of thumb:NOI = Gross rents x 50% (this is the 50% rule and it applies for properties in B/C areas; lower for A and new builds and higher for D/F properties)You can submit an LOI if based on this assumed NOI the deal makes sense.

If they have you go to the hood a lot use your common sense to not get in bad situations. 

My contractor called me yesterday on a house we own out of state and said "You should check to see if your lot used to be a cemetery, I think your house may be haunted".  

Don't like the noisy muffler on their jacked-up Ford F-150?
