Pride of Ownership is only found in, uh, owners.You really can't delegate those kind of things to tenants and trust they'll get done.And, having shelled out $$$ to replace induction motors in furnances on several occasions, I can attest to the need.Landlording is not just turning over a unit to a tenant and hoping for the best cause it's in the lease, or trying to minimize visits to your units.

Regarding the washer and dryer, I don't provide those, because if anything goes wrong, such as the hose breaking and filling the basement with water, washer constantly being overloaded causing the motor or pump to eventually burn out, or the dryer also being overloaded causing the heating element to need replacement or the tenants never changing the lint filter which can also cause damage or even worse, a fire, and they will be looking to you for the repairs, replacement and damages.

Our 14 year old NG generator has been a life saver with the longest loss of power being 5 days in the middle of winter.I also notice a lot of installed units simply pump the water out against the building so the pump is constantly running as that water seeps back into sump tank burning out the cheaper motors prematurely.

Use new screws (probably stainless) on reassembly - chances are good that they're the same as the other inner door panel screws, if you need a sample to take to the hardware store.The original problem may well be the timer, but sometimes the timer deliberately turns off the power to its own motor and waits for another device (like a float switch or a thermostat) to bring the power back.
