I have filed for eviction on one tenant that I have placed in my career, and I was able to negotiate him out long before the court date. 99% of the time, eviction should not be a driver for whether you invest. 

Detroit is a market where local have a strong competitive advantage over non-locals so you want to use that to your advantage.

Get familiar with the local market trends and property values.

I’d suggest reaching out to some local agents in the area.

I want to find something local (Los Angeles area), move in, do small renovations to possibly build up more equity, do a 1031 exchange, and find something better. 

The transaction netted near $1m but he had a 50% partner (not me, his sister) so he netted half (land transaction on large scale ADU development - https://www.cbs8.com/article/news/local/working-for-you/new-...). 

You will have to check your local laws but I am not aware of a requirement to post to the MLS.
