I'd start with handymen (we've run across a few that were way more talented and versatile than I realized) to knock out as much of the little stuff as I could (painting, tiling, light electrical and plumbing, cabinet/countertop replacement, knocking down and putting up walls, etc.).

I've tracked my time, and I can knock out about 100 names scrubbed in about an hour and a half, so I figure it's about a 10 hour process to clean up 500 names at the worst.

Look for possible value add deals and aggressively pay off at least 20% of your equity so that you can refinance into a conventional and knockout the PMI.

Get the boy(s) or girl(s) bunk beds when they're older : ).Keep a healthy emergency fund for personal expenses and then invest your extra money and cash flow into new properties or a mix of rental properties and a target retirement fund.Over time you'll knock out personal liabilities (if you have them), create more income from properties and will be able to upgrade and possibly rent your current house.Congrats and good luck!

And I guarantee your repairs/maintenance/capex/miscellaneous will knock out this $1k.If you're talking multis, then obviously you'd probably be getting better cash flow and therefore higher taxable income.Anyway, would you mind sharing your back-of-the-napkin calculation so perhaps we could see how you're arriving at your numbers?
