Putting a 1031 exchange property into an LLC (3 years later)
28 June 2024 | 41 replies
I ran into this scenario earlier in the year as I did a 1031 Exchange of a home in my name, and by the 1031 Definition, the new properties had to STAY in my name. Also, if a lender finds out that you did a "Quit Claim Deed" and transferred the asset into a business, they can call the "Due On Sale" clause which means you owe back the entire amount of the mortgage within a certain amount of time.Again, if this is primarily for asset protection, what I ended up doing is starting up a Land Trust for each property I purchased.

DSCR Terms Opinion

Right now its generally as little as 12.5 bps (1/8 of a percent) at most lenders so not really worth it.Regarding the terms you posted - I ran these through our sizing and they look in the ballpark of market, not much better or worse - with some assumptions, our pricing looks to be 8% flat with zero origination fee/broker fee and $1,000 underwriting for this scenario.

Since Paraguay is a neighbouring country to them and they'll know it much better than Americans, speak the same language, have a similar culture and legal system, ..., if Argentines won't invest there, I don't see why Americans would. It's great to be ambitious but sometimes (if not all the time) you have to learn to walk before you start to run.Hope this helps

Yep, but I think I can conceptualize how the culture has created a very soft mentality in general; but I cant nail down where the lazy and get rich quick aspect comes from.
