If you bring in passive investors, you will need to follow some SEC rules and do a PPM.You will need some seed/pursuit capital to tie up the deal (deposits, 3rd party reports, lender deposit, etc). 

You won't get anything from the tenant but also won't get legislation to change based on the first interaction with your elected officials but you will plant a seed and you will have a lever to pull to vent to with someone who might actually be able to drive change! 

And landscaping, planting and seeding grass will have to wait.

A 1099 is how the IRS catches people who don't pay taxes, so it could create an audit flax.

I have a plan to take that profit to less expensive market (Columbus, OH) and use it as seed money to start investing/rehabbing full time.

This might look like putting 20% down on a couple of newer properties and plant "seeds" for your future wealth. 

Sell as is and use the money as seed money for purchasing other properties to rent, BRRRR, or flip; 3.

Golden Rule #1:  NEver, ever, for any reason, spend your "seed money". 

I have a very close friend who would like to provide me some seed money to source some real estate deals.
