My friend wants to be a silent partner in my investment deals

I have a very close friend who would like to provide me some seed money to source some real estate deals. I do the work, obtain the loans in my name and we split the profits.  I have been consulting a lawyer about the best way to set this up so everyone is protected. How have some of you set this up ?

What happens to the property in my name that she has invested money in if I die?  I find bigger pockets provides great information on how to get going but what happens if I own 30 doors and die? Will my wife be responsible? What happens to the money that I have borrowed from my friends to build up my real estate portfolio?  Suggestions on how to move forward please.
