Is that normal, or does that wave a red flag?

I wouldn't make waves over it, just do what you have to do to not raise red flags. 

Always pay your tributes until they wave 'em off. ;-)  

Prices have gone very high and the appreciation wave already happened--versus other markets that are more infant in their growth cycles.

He waved, and I walked over and struck up a conversation about his new house paint, it looked great.

@Bob Elliott Not sure what you're referring to.....Nothing has changed as far a bank's ability to pursue a deficiency (never seen one done a short sale though), and the 1099/MDRA hasn't changed any either (currently in effect thru end of 2016).  

But I also notice that the good properties come in waves.  

We've been around 6-7 years from the last trough in 2009-10 and we are definitely closer to the peak of the wave than trough for the cycle.

Let's not forget that you now have a tax shelter and you still have a tenant paying down your mortgage while you can sit back and ride the waves of the market.
