You’ll need to sell some food, sandwiches, muffins, etc  too I would think....coolers, display cases/coolers, dishes, dishwashers, supplies, costs for labor, rent, utilities, insurance, licenses, permits, inspections, etc, etc.

They'll call it a solid "B" area when it's a "C-" area; they'll say it has great space for the price, but the rooms are all chopped up and not very usable; they'll say it has great amenities, but those amenities are a 30 year old dishwasher and a central hvac system that groans and clanks when it turns on.

I did offer him a gradual increase and even offer to repaint the apartment, install new flooring, and add a dishwasher but his reply was "I don't want any changes, just leave me on the same price that i'm paying in the last 35 years".His 30 days notice was for Nov 1st. and was served on 09.28.18.
