I don't think RE returns are going to touch that.

I used T-bills as an example as something that is pretty much guaranteed and low interest.I could take $8,000 of my money (or $2k per month) - not touch my HELOC and invest it in something for the same period of time and get 2-3x the interest is what I am alluding too and I am curious if people that do these types of programs evaluate the numbers comparing them to other investments or just are sold on Cash on Cash, which on a loan is the WORST way to evaluate your returns.  

Obviously, I learned the hard way...but picked up a ton of valuable advice along the way especially from @Jay Hinrichs Hinrichs Hinrichs.But, to your point I only touch B Class now.

No cease and desists yet, but its touch and go. 

We don't even let the tenants fill nail holes or touch-up paint, as they usually screw it up, so we let a lot of little things go as normal wear and tear and just have it addressed between tenants.

It's a good touch point and I follow up to make sure they received it. 

I think many others have touched base on a lot of important points such as price and seasonality.

Without knowing the balance on the first, I wouldn’t touch it at at the auction.
