You could always pull from or take a lo a 401k or retirement account to jump start the equity> To you're point it is certainly possible to invest with little to no money down, we just bought a duplex in MA for $315,000 with a HML and put less than 10% down but we have experience in the market and it was a good deal.

I’m still providing a full range of service and IMO doing so for both sides to an extent... the FSBO in this case was able work it herself she felt being under a LO and “having a lot of realtor friends” who coached her on what to do.
