What I can see, is the DFW market, by your own admission, isn't one that works for you.

An attorney might call it an admission of guilt gift. 

In my opinion your order should be reversed - or at least put the networking blurb upfront because, for me, that was worth the price of admission.

I care about their sports teams, admission stats, academics, and campus outreach.

However, I think the bigger picture is that you have an inherited tenant living in a home that needs considerable improvements, by your own admission.

There is no set place that happens...but it does happenI would consider maintenance/updates to be the ticket for admission.   

Usually I am the type of person that has been chronically late, fickle about my interests and goals, prone to procrastination, and generally weak in matters of will power; and I realize that this admission might weaken my chance of working with those who read this should I not succeed in the near future, but I am posting this in part for those who might be or might have been in the same position.
