Spend what’s needed to upgrade with reliable mechanical systems, roof that doesn’t leak, remediate all mold; interior design modernized; in other words a place that will attract a higher income no hassle tenant.  

If the house has all major components in working order a few cosmetic items doesn't make it not livable.

It doesn't look like it would add much monthly cash flow, but you pick up the equity and appreciation.

The reason is the rent-to-price ratio is good so you can cash flow, and most of the West side doesn’t have a Point of sale inspection which is really annoying.

However if you need help with rehabs and contractors it doesn't sound like this would help you one bit.

This doesn't mean lying to your tenants and saying that you do not own the property, but at the same time, just because you intend to live in one of the other units, do not let them take advantage of you.
