Both properties are owned by the MD LLC, which registered as a foreign entity in SC.I feel like when I finish these two rehabs I'll be qualified to write a book about what not to do when investing in real estate.

I understand cash buyers pay for the closing of the home and earnest money needs to be sent, but are there any other fees that the "wholesaler" is responsible for with title for opening the title search and what not?

But if I would have bought just one grade B SFH for $100K, I would have made $$$$, appreciation, etcI paid $100K, I walked away with $125K  (I was $25K in the red) and a world of knowledge about what not to do!!!!

Usually they only need to list one person from the LLC, mainly to get a better rate, but also there needs to be someone listed to contact and what not.
