For the Landlord, it may allow you to more easily end the tenancy in case rental-rates are volatile (in the positive way) or the tenant proves to be less than ideal. 

I definitely seek higher comp on rehab and hard money loans due to their volatile and labor-intensive nature.The program doesn't appear to be available in GA anyway, just adding my 2 cents.

The stock market has a lot more volatility and you have a lot less control.

PG county and eotr are more volatile both up and down than the other areas.

Low income= job volatility(cam be replaced easily)= low eduction level (usually)= bigger rent getting headache.

Another sign of decreasing real estate prices to come are that condo sales volume and prices are down.Condo prices and sales drop before single family.Stock market drops and volatility are much more effected by  emotions on a day to day basis.

In my experience hotels are more volatile than multi-family assets.
