hi all, just curious to know what are the best escape clauses for wholesaling so you (the wholesaler) doesn't get stuck with an unwanted property. 

The condo association only allows 1 or 2 pets under 20 pounds, which eliminates breeds prohibited by my insurance company.

SFR detached have slowed down, but MFR and condos are still pounding higher and higher.

I happen to live at 6000 feet so bed bugs and fleas are not an issue for my properties, but using an ounce of "tenant paid" prevention may be worth more that 10 pounds of cure if a problem is found.
