The problems that come up during our everyday business dealings may seem routine to us but could represent a major pitfall for someone who is not used to dealing with them.

Conventional loans routinely go down as far as 5% and sometimes 3% under certain first time buyer's programs. 

Title companies in Wisconsin handle most of that stuff routinely.

I have been given the sense that maintenance means things like routine repairs (new doorknob, broken light fixture, a stuck drain) routine preventative upkeep (winterizing, etc.)

Basically you need to make it uncomfortable for the criminals to live there.

The fact that you care enough to go in-depth about a routine PM task is a great example of your character and values.

Tenant sent me an email with a couple of standard maintenance requests but closed the email with this:  "Thirdly, the men you’ve employed to do the yard work are making me EXTREMELY uncomfortable to the point I’m going to file a police report.

Nothing to really feel bad about because it happens so much that it can be considered routine.

If you are uncomfortable, tell them no pets allowed period because of liability issues with your insurance, and tenants are allergic. 

It’s freezing 30 degrees lol....Actually in a house it’s very uncomfortable.
