Even if they are "lending" money to you, as in a note of some type.. because the way your marketing or presenting it to them, you still are knee deep in SEC territory.

Problem is, the $50k higher offer pushed it out of short sale territory, and if the bank knew about it then they'd revoke the tentative short sale approval ASAP, meaning our law breaking listing agent would in retrospect have wasted all that time she did convincing the bank of "maximum" value.

Unfortunately, the negative comes with the territory, and at the end of the day it’s better to pay a property manager to deal with the issues so you can get back to sipping margaritas on the beach 😃

Market value, to me, is not waiting a year for the right buyer to come along (maybe it would be if we were talking houses in 7 figure territory).

The second he scheduled a showing with another individual I believe he clearly stepped into agent territory. 

I thought we were hitting bubble territory at $55,500!
