So like most newbies on here I am looking to transition from my current occupation to real estate with my primary goal being buy and hold rentals. 

We millennials are a generation in transition.

When you have good people working with you, the process runs smoothly.

The transition downtown has been pretty phenomenal.

We want to build equity first before transitioning to a cash flow model down the line.ARV is about $245-250k as of today so about ~30k equity netted in this deal.

How do I start this and will likely do PM as a start and possibly transition to self manage later.  

It's easy to transition into - "do you own this property free and clear?"

That present cash flow is weak, but that's because the project is on-going and we are in the process of renovating, transitioning the wrong tenants out, and bringing the right tenants into our units.

I had 2 closings with them and both went really smooth.
