In July my husband and I decided to downsize our 2200 sq ft home to a nice mobile home in a nice Manufactured Home Community. 

Now you might have an edge in manufactured housing/self-storage facilities because you can source deals better than the average person but contagion risk always exists. 

@Carlos Araujo I agree with @Charlie MacPherson , get a local realtor who has a good reputation and get them to pull comps for you.

Or for contractors that come with spotless reputations and glowing recommendations. 

I grew up in Orange and it was a rough, rough place, and Paterson had just as bad problems and reputation.

A TK provider, however, ought to have their reputation to consider and be more concerned with passing on a solid management relationship, good tenants, etc. not merely a good building. 

We now have a reputation in our small town for closing quickly on homes in any condition. 

I certainly didn't expect the revenue that I was making on our VR, but some of these highly reputable insurance companies ("like a good neighbor...") were offering fire victims $2K-$3k/month for their burned $2 million properties.

I highly recommend getting with a reputable REI-Friendly Realtor in San Antonio(there are plenty here on BP) to get a solid ARV and then partner with a an established investor to guide you through the process. 

The article doesn't talk about the details of the cost of customized container home, but since I have a direct relationship with the container manufacturing company in Vietnam which has done a lot of this type of project, I know the number is low and make a lot of sense.
