HVAC and wiring for sure, but also rotten beams or sub floors, many things that are not up to code that you would need to upgrade, and so on.Good for you for working to get into the real estate game!

My 1880s Chicago home doesn’t have a traditional sill plate but rather a 12x12 beam that sits on the foundation.

I'm pretty sure that the slab is not resting along on a brick wall and must have some sort of retaining wall or columns/beam system.  

We had to do a new beam but also replace 8 second floor floor joists so that they reached the new beam.

@Dustin Beam, You want a very experienced realtor on your team for sure. 

The blanket technique doesn't really work but if you use the vacant house list and absentee list and probate etc.. you can laser target your campaign. 

So far only demo has been done which includes the installation of 3 lvl beams to completely open up the 1st floor layout.

He supplies the engineering, beam, and the letter. 

Personally, I'd think either make sure they are really sharp, or laser them off....

OR you can step up, automate things, get laser focused super motivated seller leads in for free using solid strategies.
